First floor flat in Rowan Court, Llandaff, your own personal entrance, a private balcony for your own use leading from the living room, very well maintained communal gardens and off road parking with Wales & West Housing Association. After entering Rowan Court drive as far around the car park as you can, my flat is one of the flats between numbers 30 to 40 on the strip facing you, the balcony faces Western Avenue as does the bedroom and living room although they are set back from Western Avenue with a surrounding gardens and wall, then the kitchen, bathroom and front door face the communal gardens.
The flat has lots of light throughout it and the sound of the traffic on Western Avenue has never been an issue, especially since the brand new windows and doors were fitted last November as they were chosen specifically to minimise any sound. Two years ago it had a brand new kitchen fitted and it is due a new bathroom in the near future. It was decorated about a year ago so it remains fresh, clean and tidy. This is a beautifully presented quiet area with friendly neighbours and many local amenities such as Llandaff Cathedral, bus stops, shops, schools, pubs etc...
I would consider a 3 way / multi swap. I would like to move to Canton, Pontcanna, Leckwith, Lower Ely, Whitchurch, Danescourt or another option is somewhere in the Cardiff Bay or Penarth area overlooking water. I am preferably looking for a two bedroom property although a spacious one bedroom property would be fine but no studios or bedsits. I do want my own or at least communal gardens and I would prefer ground floor and my own entrance although I would consider another floor and a communal entrance if the property and area is of equal standard to the one I am currently in.
